JC Code & Construction Consultants, Inc. provides services to homeowners that traditionally are only available to developers, architects and engineers. Our staff of experienced code officials, plans examiners and inspectors are Florida State licensed by the Building Code Administrators and Inspectors Board. We have many years of experience as municipal / government building code inspectors and plans examiners.

Plan Review

Many homeowners today actively supervise the construction of their dream home, the renovation or addition to their existing homes. Experience has shown that in addition to qualified contractors, a complete, accurate and code compliant set of construction drawings is critical to the success of any construction project. Prior to submitting your drawings to the local building department for review, JC Code & Construction Consultants, Inc. will perform an in-depth code compliance plan review. Your drawings will be reviewed by a licensed, experienced plans examiner and will include:

    • Energy Code compliance
    • Accessibility Code compliance
    • Component & Cladding product approval
  • Structural drawings including
    • Truss layout
    • Truss engineering
  • Mechanical drawings including
    • HVAC equipment sizing calculations
  • Electrical drawings
  • Plumbing drawings

A written critique is then provided to your design professional outlining the required corrections. We work with your design professional to ensure that the drawings you submit for permit are complete, buildable and code compliant. Through research and experience, we have developed a through knowledge of building department requirements. Drawings that are reviewed and approved by JC Code & Construction Consultants, Inc. are usually approved by the permit issuing authority on the first review. You save valuable time and money by avoiding having to send the drawings back to the design professional for corrections and then re-submitting the drawings back to the building department for another review.

Our staff has reviewed drawings for projects ranging from small residential additions, multiple story single and multi-family dwellings, apartment and condominium buildings to commercial office buildings and retail structures.

Inspections

Municipal building department inspectors are experienced and well trained. They do their jobs to the best of their ability. Unfortunately, most municipal inspectors have a daily workload of approximately 20 inspections per day. Based upon a 7 hour workday, that allows the inspector 22 minutes per inspection including travel time. In addition to being rushed, inspectors are also human; mistakes happen, items can be missed or overlooked. Additionally, municipal inspectors enforce the requirements of the building code and do not inspect for quality of materials or workmanship. As long as the work is per the plans and meets the requirements of the code, it will pass inspection. JC Code & Construction Consultants, Inc. provides private “quality assurance” inspections that serve as a supplement to the inspections required by the local building department. Experience has proven that having a private inspector perform inspections on behalf of the contractor or building owner vastly improves the quality of the work and reduces the amount of errors. JC Code & Construction Consultants, Inc. will devote the time necessary to review and inspect your project on an as needed basis to ensure that the quality of the materials or workmanship is not compromised. We do not replace the required municipal inspections nor do we supervise the actual construction. Our inspectors act as “another set of eyes” and work with the contractor to ensure that the project meets or exceeds the building, mechanical, plumbing and electrical codes and that a quality product is built.

Insurance Company Windstorm Mitigation Inspections

With the cost of windstorm insurance today, homeowners need to take advantage of every possible savings. Many insurance company offer discounts of 10% to 30% for homes that have windstorm resistant features, such as hurricane shutters, impact resistance glazing and improved roof coverings. Additional discounts are offered based on roof shapes, roof truss bracing, improved roof sheathing or the type of garage door. The discounts are based on the idea that wind resistant structures result in less costs to insurance companies.
